Within the scope of Nicosia Turkish Municipality’s design–build–operate–transfer tender, this mixed-use project—conceived for the heart of Lefkoşa and inspired by the courtyard-based spatial logic of the historic Büyük Han—proposes a contemporary landmark that integrates with the city. Bringing together a bus terminal, offices, a city hotel, and retail and leisure programs, the design aims to create a living focal point that invites everyone in through its vibrant public square and permeable courtyards, rather than forming a rigid, inward-looking mass.
Designed in just 36 days, the project is structured as an urban environment that residents can adopt and truly claim: a sequence of open and enclosed public spaces where people can spend time freely, moving seamlessly from the ground-level plaza to the courtyard at level -1, and up to the green roof terraces. The intent is not to imitate the past, but to create a new civic place—alive with the spirit of its time.
